Kirk Appraised provides honest and ethical appraisals for Tipton County

Kirk Appraised upholds the highest professional ethics

We think of our business as a profession. Requirements to become a licensed appraiser have become more difficult than ever before. So it goes without question in this day and age that real estate appraisal can certainly be dubbed a profession as opposed to a trade. In our field, as with any profession, we must follow strict ethical considerations.

We have a great deal of obligations as appraisers, but our chief duty is to our clients. Most of the time, for a typical residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Certain matters pertaining to an assignment are to be discussed with the appraiser's client. So, as a homeowner, if you want a copy of an appraisal report, you generally should obtain it from your lender.

Other obligations include numerical accuracy depending on the assignment parameters, reaching and keeping an adequate level of competency and education, and the appraiser must conduct him or herself as a professional. Here at Kirk Appraised, we take these ethical responsibilities very to heart.

Appraisers will regularly need to consider the interests of third parties, such as homeowners, both buyers and sellers, or others. Those third parties normally are listed in the appraisal assignment itself. An appraiser's fiduciary responsibility is restricted to those third parties who the appraiser is aware of, based on the scope of work or other things in the framework of the order.

Kirk Appraised has an established reputation for performing appraisals with the highest of ethics. To learn more, contact us.

Appraisers also have duties outside of boundaries of with whom we share information For example, appraisers must backup their work files for at least five years - at Kirk Appraised you can rest assured that we stick to that rule.

We meet or exceed the industry standards and guidelines set in place for ethics. We can't accept anything less from ourselves. Working on assignments where our fee is dependent on our value conclusion is never an option. That is, we can't agree to do an appraisal report and get paid only if the loan closes. Anyone should be able to see that inflating a value to achieve essentially a bigger fee is unethical!

Finally, the Uniform Standards of Professional Appraisal Practice also states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can rest easy knowing we are doing everything we can to objectively determine the home or property value.

With Kirk Appraised, you can be assured of 100 percent ethical, professional service.
